The Cottage

Our converted cottage is set just apart from the main house and enjoys breathtaking views of Last Hope Sound and the whole width of the surrounding mountains. In the cottage you will find 3 bedrooms (1 matrimonial standard on suite + 1 triple standard room with private bathroom), living room with satellite TV & music system, kitchenette, summer house with spectacular views of the fiord, glacier and mountains and all rooms with central heating for chillier evenings. All rooms have deep mattresses, the finest quality linen and delicate decoration.

Whether you cosy up in front of the stove, eat hearty meals with friends or family, or just sit and savour the gorgeous views you are sure to relax and indulge yourself at Bories House Cottage.

The cottage is available both on a Bed and Breakfast and Self Catering basis. For Bed and Breakfast guests the cottages are serviced daily.

tERMS OF LETTING

Check In/Out Times
The Cottage is available any time after 3-00 pm on first day of occupation. Guests are kindly requested to vacate cottage by 11-00am on the last day to allow adequate time for cleaning etc.

Deposit
A booking for a property becomes firm when a 30% deposit* of the booking and a completed booking form are received by Bories House. Up to that time it is a provisional booking and provisional bookings are held for a maximum of 7 days.

Final Payment
The full balance of the total holiday cost is payable not later than 30 days before the holiday begins. If the full balance is not paid on time, Bories House reserves the right to cancel the holiday booking, in which case the deposit will be forfeited.

Cancellation and reimbursements:
30 or more days before check in date .............................................full refund

9 days before check in date ..............................................................100% payment due
No Show .............................................................................................. No refund

Visitor Accommodation Limitation
Accommodation is limited to the number of persons for whom the booking is made; the maximum number must not exceed the number stated on the website for the cottage in question. The client may have supplementary guests staying as visitors but should advise the likelihood of this to Bories House in advance and the numbers must not exceed the occupancy limit for the cottage as stipulated on the website.

Animals
For the comfort and relaxation of all guests Bories House don´t allowed pets. We can happily advise of local kennels if required.

Joint bookings
Where two parties join together to take a holiday, the booking should be made in one name only, that person (the visitor) is to be responsible for all payments and any damage.

Personal injury and loss of visitor property
The visitor or members of his/her party cannot hold Bories House responsible for injury sustained or the loss or damage to any belongings during their stay at any one of the properties.

Bories House right of entry
Bories House and or its agents reserve the right to enter any room or cottage at any reasonable time for any reasonable cause.

Visitor Obligations
The visitor must keep the premises and all the furniture, fixtures and effects in the same state of repair and condition as at the commencement of the booking period (reasonable wear and tear excepted) and shall pay to Bories House the value of any part of the premises, furniture, fixtures, fittings and effects so destroyed or damaged as they be incapable of being restored to their previous condition. Breakages and damage should be reported as soon as possible.

Should there be any discrepancy in the service provided within the property this should be intimated immediately to Bories House.

Property Cleanliness
For the comfort of our visitors and members is included as part of the services the cleaning and room service.

Smoking
Please refrain from smoking in any of Bories House rooms & cottage.
* Or any other mutually agreed deposit amount.
